Comparison
Victoria vs Saanich
These two are compared more often than any other pair in the region, and they are genuinely different decisions rather than variations on one. Victoria is dense, old and walkable; Saanich is large, varied and mostly not.
Scale and variation
The City of Victoria is small, dense and largely built out, with an old housing stock and the region’s broadest mix of condos and heritage homes. Saanich is much larger and internally varied: walkable urban pockets on the Victoria border, established suburbs, and rural edges that are nothing like either.
That variation matters for comparison: an average for Saanich describes almost nowhere in it. The subarea breakdown on the Saanich page is more useful than any district-wide figure.
Housing and servicing
Victoria is fully serviced and dominated by older detached stock and apartments. Saanich is mostly serviced but includes areas on wells and septic towards its rural edges, and has a larger share of post-war and later detached housing on bigger lots.
Commute and schools
Both sit close to downtown by regional standards; the measured drive times on each area page are from the road network rather than estimated. School district is the sharper difference to check: Saanich spans more than one district depending where in it you are, so catchment must be confirmed by address.
Who tends to choose which, and why
This section is being written by Amit. It calls for first-hand experience of working these transactions, which is not something that can be assembled from other sources, so it is left open rather than filled with something generic. The page stays out of the search index until it is written.
