The Victoria BC real estate market
This page does not yet publish market statistics, and it will not publish any until each figure carries its source and its date. What follows is how to read the numbers when they are here, which is the part most market pages skip.
Statistics pending, deliberately. The monthly figures on this page will come from the Victoria Real Estate Board's own statistics package, with the release month and retrieval date shown against each number. Until that is wired in, no figure appears — publishing an unsourced or stale market number under a REALTOR®'s licence is a risk that an SEO benefit does not justify.
The four indicators that matter, and what each actually says
Benchmark price tracks a typical home of a given type rather than an average of what happened to sell, which is why it moves less erratically than an average and is the better measure of direction. Sales volume says how much is happening, not what things cost. Active inventory is how much choice a buyer has. Months of supply — inventory divided by monthly sales — is the one that best describes the balance between buyers and sellers.
A market can have falling sales and rising prices at the same time. Reading any one of these alone is how people reach confident wrong conclusions.
Why a regional figure can mislead you
Greater Victoria is thirteen municipalities and several distinct property types, and they do not move together. A regional benchmark can rise while the segment you are actually buying in falls. The useful question is almost always narrower than "the market": it is what is happening to two-bedroom condos in one municipality, or detached houses in one price band.
