What is my home worth?
There is no button on this page that produces a number, and that is deliberate. An instant estimate is a guess dressed as an answer, and acting on one costs real money.
Why this site does not show you an automated estimate
Automated valuations work by comparing a property to recent sales using whatever attributes a database holds. They cannot see condition, they cannot see what has been renovated and what has been deferred, they do not know that one side of a street backs onto a park and the other backs onto an arterial, and on a strata they know nothing about the building's financial position.
In a region like Greater Victoria, where a substantial share of the housing stock is pre-war and no two of those houses are in the same condition, those blind spots are not rounding errors. They are most of the answer.
How a considered opinion is actually arrived at
Recent comparable sales in the same area and segment, adjusted for the differences between them and your property — condition, age, updates, lot, aspect, parking and, for a strata, the building and the floor. Then current competing inventory, because what a buyer can choose instead sets the ceiling. Then how the market has moved since those sales closed.
That requires sold data, which this site does not publish: the DDF feed carries active listings, not sales history. Sold comparables come from the board directly, which is something Amit Khatkar can pull and explain in person.
What moves the number most, in this region
Condition and updates on older stock; the building's finances and depreciation report on a strata; whether a suite is legal and permitted; servicing where a property is on a well and septic; and view or waterfront exposure, which is the one attribute where a small physical difference produces a large price difference.

A market evaluation of your home is a conversation and a walk through the property, not a form. It is free and it comes with the comparable sales behind it, so you can see the reasoning rather than just the conclusion.
