3884 Finnerty Road, Saanich

Written by Amit Khatkar, REALTOR®, eXp Realty · Saga Homes Group

This page is about one address on one street. It covers where Finnerty Road actually runs, what is close enough to walk to, which municipal and provincial rules govern a lot here, and the specific things worth checking before you make an offer on this stretch. It is written by Amit Khatkar, who holds the listing. If the property is on the market the current listing appears above, straight from the REALTOR.ca DDF®; when it is not, everything else on this page still stands, because none of it came from a listing.

Where the street runs

Finnerty Road is a tertiary road about a kilometre long, posted at 40 km/h along most of its length and 50 km/h on one segment, paved, with two lanes and sidewalks on both sides over its northern half. It has two ends and both of them matter to how the street feels. At the south-west it meets Ring Road, the loop that encircles the University of Victoria campus. At the north-east it meets Arbutus Road, which is the through route in this part of the municipality. 3884 sits nearer the Arbutus Road end: about 296 metres from that junction and about 545 metres from the Ring Road one, which is our calculation from the OpenStreetMap coordinates for this address and for the two junctions.

That position is the single most useful thing to know about the address, and it is the thing no listing tells you. A property at the Ring Road end of Finnerty Road is a campus-edge property. A property at the Arbutus Road end is a short walk from the campus but sits in the residential fabric that runs down towards Cadboro Bay, with the through traffic on Arbutus rather than the university ring. The same street number pattern covers both, so the street name on its own does not distinguish them. The map above shows which one this is.

For the wider setting, the Gordon Head neighbourhood guide sets out how this part of Saanich was built out and what the current municipal plans allow nearby, and the Saanich real estate page covers the municipality as a whole.

What is within reach on foot

Distances below are straight-line from this address to the centre of each named place, calculated by us from OpenStreetMap coordinates read on 8 October 2026. They are not walking distances: the real walk is longer, and how much longer depends on the path. They are given because they are measurable and comparable, which a "walk score" out of ten is not.

Haro Woods Park is the closest green space at about 406 metres. Montague Park is about 518 metres and Goward Park about 756 metres. The main University of Victoria campus area begins about 777 metres away, with the university's Queenswood campus about 835 metres in the other direction. Mystic Vale, the wooded ravine on the university's southern edge, is about 1,149 metres, and Finnerty Gardens, the planted garden on campus that shares the street's name, is about 1,263 metres.

What that adds up to in practice: a household here is inside an easy walk of a mature park and inside a fifteen-minute walk of a university campus, with the shops at Cadboro Bay village and the coast beyond reachable along Arbutus Road. Whether proximity to a campus is an advantage is not a question this page will answer for you — it depends entirely on who is buying, and it is a reasonable thing to raise on a viewing.

Which rules govern a lot here

Two layers of rule decide what can be done with a residential lot in this part of Saanich, and they changed recently enough that older advice is unreliable. The first is provincial: the small-scale multi-unit housing legislation has applied in Saanich since 30 June 2024. Most residential lots inside the Urban Containment Boundary may now hold three to six units without a rezoning, owner occupancy is no longer required in order to have a suite, and a suite and a garden suite may share one lot. How many units a particular lot qualifies for is set lot by lot, and Saanich publishes the answer on SaanichMap rather than in a general rule.

The second is municipal: the Official Community Plan adopted on 7 May 2024 supports suites, garden suites, townhouses and small multi-unit buildings in established neighbourhoods, and the area plans adopted in 2026 name specific nearby sites for taller buildings. None of that is a statement about this lot. The zoning, the development permit areas and the Urban Containment Boundary line for 3884 Finnerty Road specifically are published layers on SaanichMap, and that map is the reference to use for a single address — not this page and not any listing. Our guide to strata versus freehold ownership explains what changes if a lot here is ever divided into separately-owned units.

Schools are the other question that gets answered wrongly in real estate copy. Saanich is served by more than one school district, being near a school does not determine which school a child attends, and catchment is the district's determination and changes from time to time. The Greater Victoria School District page links through to the district's own address locator, which is the only reliable answer for this address.

What I would check before offering on this street

None of this is a reason not to buy. It is the list I work through myself on a property in this pocket, and it is here because it is the part of the job a portal listing page will never do for you.

Confirm the lot's permitted unit count on SaanichMap rather than from the zoning letter alone, because the provincial rules and the municipal zoning interact and the map is what the municipality will stand behind. Confirm whether any suite on the property is a legal, permitted suite or an existing unpermitted one, which changes both the financing and the insurance. On older houses in this area, ask about a buried oil tank and about the servicing history, since this part of Saanich was built out over several decades and connection dates vary street by street. Check the BC Assessment record for the property, which is public and free, and read it as a taxation assessment rather than as a market value, because those are different numbers produced for different purposes.

And ask for the comparable sales. Those come from VREB Matrix, the board's own system, and I go through them with you rather than publishing them here: a comparable only means something once someone has explained which parts of it transfer to this property and which do not. If you want that conversation before you see the house, get in touch and I will put the set together.

Where this page's facts come from

Street geometry, address points and the distances below come from OpenStreetMap data read on 8 October 2026 (© OpenStreetMap contributors, Open Database Licence). Distances are our calculation from those coordinates: straight-line from this address to the centre of the named place, not walking distance and not driving distance.

Nothing on this page is taken from a listing. Comparable sales come from VREB Matrix and are discussed in person, not published here. Municipal plans, bylaws and assessment records change; the links below go to the authorities that publish them, and those are the current versions. Read 2026-10-08.
