Where to live in Greater Victoria

This compares all thirteen municipalities on the same criteria, in the same order, so the differences are visible rather than described. Live inventory and drive times come from data; the judgement about who each suits is the part that has to be earned.

The criteria, and why these ones

Every municipality on this site is described on the same five axes: housing mix and age, servicing (municipal versus well and septic), realistic commute to downtown, which school district it falls in, and current inventory with price range.

Those five are used because they are the ones that change a decision and can be sourced. Vaguer qualities ("charming", "up and coming") are excluded because they are unfalsifiable and every competing site already has them.

Use the area pages for the detail

Each municipality has its own page with live inventory, the drive time measured on the road network rather than estimated, and the servicing and zoning facts that apply there. This page is the comparison; those are the detail.

Who each municipality actually suits

This section is being written by Amit. It calls for first-hand experience of working these transactions, which is not something that can be assembled from other sources, so it is left open rather than filled with something generic. The page stays out of the search index until it is written.

Before you rely on any of this

This is general information about how things work in British Columbia, not advice about your situation, and it is not legal, tax or financial advice. Rules, thresholds and programs change. Anything that turns on a current figure or a statutory period should be confirmed against the primary source or with the relevant professional before you act on it.
